Around 200 acres, one address
Homes, Grade A offices, retail and hospitality drawn onto the airport belt as a single work-live-play scheme rather than a tower cluster.

Embassy Knowledge Park, Chapparkallu Rd, Tharahunise, Bangalore
“Project Overview”
Embassy Knowledge Park, Bangalore is located on a single large land parcel on Chapparkallu Road, Tharahunise / Bettahalsur area, North Bangalore. It’s described as one single address, designed over 200 acres. The masterplan is a community design inspired by Palm Jumeirah and is based around an 80 foot grand spine route. The property will be used for Embassy Biome residential purposes, while 115 acres would be left for Grade A commercial constructions. The villas have been deliberately few, about 4.4 to the acre and in the Embassy Knowledge Park plan they are in a sheltered middle while the workstations surround the periphery. The working edge curls about the quiet heart of the dwellings.
An Embassy Knowledge Park integrated township is the appropriate description of homes, offices, retail and hospitality that follow one master concept rather than function on an individual basis. Villas and flats on one side of Embassy Knowledge Park and Grade A work stations on the other.
Location is as crucial as size. Open Location Map & Directions and you can see that Embassy Knowledge Park, Devanahalli is around 14 km from Kempegowda International Airport, about 7 km from upcoming Doddajala Metro Station on Phase 2B, NH-44 (Bellary Road) in the locality. Located next to Embassy Springs, Embassy Knowledge Park on Chapparkallu Road is located in an established Embassy pocket.

Total Units | 1,073 homes — 218 villas + 855 apartments |
Developer | Embassy Group / Embassy Developments Limited |
RERA No. | Karnataka RERA — registration in progress (number on issuance) |
The flats are premium and the villas are at the top of the corridor’s ceiling. The EOI apartments are priced at Rs 12,000-13,000 per sft, with a 2 BHK around Rs 1.60 Cr and a 3.5 BHK around Rs 2.92 Cr. The villas are priced at around Rs 23,500 per sft, with a 4 BHK around Rs 9.83 Cr, a 4.5 BHK around Rs 12.31 Cr and a 5 BHK around Rs 16.03 Cr. Each is suggestive in the reading, of bands so designated and fastened upon registration. You are now ahead of the repricing that usually takes place before a public launch on this belt with an EOI. The numbers offered are indicative for early comparison purposes and are not a firm quote.
Embassy Knowledge park is in pre-launch stage and EOI is open currently. Embassy Knowledge Park 2026 debut lets apartments come first and then the villa enclave. Ownership for Embassy Knowledge Park is set to be 2030. The RERA number of Embassy Knowledge Park will be available on K-RERA portal once it is issued. Karnataka RERA is under progress. Once you have selected a format, check the total pricing and payment plan .
The Grade A business lot is almost 115 acres. Embassy Knowledge Park office space is based on the format of Embassy Group’s two decade old format of Embassy Manyata Business Park, Embassy Tech Village and Embassy GolfLinks Business Park. Embassy Knowledge Park of Embassy Group has a similar commercial legacy. The project is perfect for IT and technology leaders, aerospace and defence teams and financial services occupiers.
Supported at 4 sites in the commercial layer. Approx. 14 km airport with NH-44 frontage for seamless client visits and executive commute They might put their finest staff in apartments next door, a short walk from their desks. And Embassy’s two to three decades deep facilities knowhow goes over in toto. The day-to-day blend is made up of Embassy Knowledge Park commercial, Embassy Knowledge Park hospitality and the retail element of Embassy Knowledge Park.
Commercial leasing terms, floor-plate sizes and tenant configurations are released as the project advances; commercial rentals are expected to track Embassy's Grade A pricing for comparable inventory.
Two formats, one plan. The villas are set in the 50-acre gated core called the Riparian Enclave, designed by Alok Shetty. Units are in 8 buildings from G+6 to G+20 on 14 acres outer band. A villa provides you with acreage, privacy and parking space for three to six automobiles. A unit has 10ft. floor to ceiling, the corridor has 9ft. And you get the same 40,000 sq.ft. clubhouse. There are three types of apartments – Garden Block, Sky Block and Signature Residences. The upper level features private plunge pools.
Both the cohorts share a same landscape and facility base with an apartment owner receiving access to facilities that are normally supplied only to multi-crore households. The ultimate consequence is that the Embassy Knowledge Park residential project lives bigger on the apartment ticket than other stand alone ventures in the region. The flats are a tidier rental story for an investor, the villas read as a longer hold, low density asset.
Several features makes the development appealing. The major one is the scale and mix. Far from just a few skyscrapers, it is a 200+ acre mixed-use community offering residential, Grade A office space, retail and hospitality all under one roof. The second is the green frame. There were some 19 acres of open space scattered throughout the residential complex, more than one sixth of Embassy Biome. The third is the developer. Embassy Tech Village to Embassy Manyata Business Park: 50 years of Embassy Group's Grade A presence in Bangalore It is the record that has the answer and not the brochure for a multi-crore purchase or a corporate renter. Signature apartments offer private plunge pools. Parking for 3-6 cars at the villa is ensured. Two layouts on a single amenity backbone. That much on a single ~200-acre lot sounds institutional-grade not a single residential punt.
The Embassy Knowledge Park has the club house as its center point with all the indoor and outdoor facilities. See the full amenities list for details about the courts, pools and planted promenade along the spinal road.
Homes, Grade A offices, retail and hospitality drawn onto the airport belt as a single work-live-play scheme rather than a tower cluster.
About 85 acres of villas and apartments under one residential brand, threaded with roughly 19 acres of green open space.
A guarded 50-acre Riparian Enclave at about 4.4 homes an acre, design architecture stated as Alok Shetty's, three-to-six-car parking.
Eight towers from G+6 to G+20 on a 14-acre band — Garden, Sky and Signature, the top tier with private plunge pools.
An apartment volume that clears the corridor's usual 9 feet, carried across every home.
One signature clubhouse shared by villa and apartment owners, anchoring the indoor amenities.
Grade A office and tech-park space set aside for phased growth, built to Embassy's Manyata and Tech Village template.
A Palm Jumeirah-style spine running the length of the site, tying core, commercial band and landscape together.
About 14 km to Kempegowda International Airport; roughly 7 km to the upcoming Doddajala Metro on Phase 2B.

This is the promise as it stands now in Embassy Knowledge Park, pre launch. Individual project data for each line will be provided via RERA disclosures at launch. Embassy Knowledge Park airport corridor property is located immediately off NH-44 and is an integrated residential & business development under one concept.

Seven formats run across the two residential types. Apartment tickets below use the EOI band; villa tickets apply the stated per-sft rate to saleable area. Read each as indicative until registration.
Apartments sit at Rs 12,000–13,000 per sft, villas near Rs 23,500 per sft. and floor-rise and preferred-location charges sit on top and are fixed at launch. For the worked cost sheet, stamp duty and milestones, open the price page; for the layouts, see the floor plans.
There will be a basic cost and a tiered charge for the floor-rise, charges for premium sites such corner, landscape and pool-facing homes, a one-time club membership, maintenance corpus and statutory dues. The stamp duty will be 7.65% and GST will be 5% for units which are under construction. The booking procedure consists of some steps: Submit the EOI for a priority number first. At the debut of RERA is a booking and the agreement to sell is signed on the same number. Then payment is linked to a construction-linked schedule with milestone splits at the takeoff. When the topic came up, the panel agreed that large lenders usually had pre-approvals in place for home loans.

The master plan has almost 200 acres of work-live-play to take advantage of the geometry, not the signs. The protected middle is the 50 acre villa enclave. The outside rim is the 14 acre apartment band and business zone. There is a great spinal road running the length of the land, 80 foot wide. Here, almost one fifth of the residential complex, or approximately 19 acres, contains green open space, considerably more than the 12-15% found in comparable developments. Threads in between the residences provide pedestrian connectedness and climatic reprieve. The crossroads are sites of workplaces, housing, shops and utilities for daily needs. The circulation is separated from the car road. The villas are in the middle and the offices are by the gates for the same reason.
The central Riparian Enclave is wrapped by the apartment towers and commercial band, the spinal road and green open space linking each zone — villas private at the core, workspaces near the gates.
Master-Plan Element | Detail |
Land / community | ~200-acre township; ~85-acre Embassy Biome residential estate |
Block / tower format | 8 apartment towers (G+6 to G+20); 218 villas at ~4.4 per acre |
Central spine | 80-foot grand spinal road as primary circulation |
Green / eco feature | ~19 acres green open space; IGBC Green Homes Gold target |
The plans include four types of flats and three types of villas. The apartments are arranged over three levels, the Garden Block on the lower levels adjacent to the landscape, the Sky Block on mid to upper levels with panoramic views and the Signature Residences on the highest level, with private plunge pools. The flats are 10-foot high from floor to ceiling and the norm is a 9-foot corridor. In a villa the parking is commensurate with the size of the villa. The formats include 3, 4 and 6 cars for the 4, 4.5 and 5 BHK and are targeting IGBC Green Homes Gold.
Configuration Band | SBUA / Detail |

Floor PlanEmbassy Knowledge Park, Chapparkallu Road is located on the Devanahalli airport corridor. The Embassy Knowledge Park location in Bangalore has airport connectivity, a thick institutional layer of foreign schools, tertiary institutions and a mixed employer base in a radius of roughly 10 km. Similarly, the Embassy Knowledge Park Bangalore location is located within a well-established Embassy enclave, adjacent to Embassy Springs and just minutes from Stonehill International School and the Padukone-Dravid Centre for Sports Excellence. The Embassy Knowledge Park location, Tharahunise, appears to be an expanding residential-and-commercial strip and not an open space.
This corridor has been moving fast. NH-44’s Tharahunise section has grown by over two decades in just seven years. The triggers were 2018-2020 with the airport expressway, Hebbal flyover, Doddajala metro alignment, rise of the KIADB Aerospace SEZ and the establishment of IFCI Financial City. Each drew the other along. The housing supply has not kept pace with demand, thus it has set a floor on the address over the cycles.
The parcel sits off Chapparkallu Road with NH-44 a short hop away, the airport to the north and Hebbal to the south. For the Embassy Knowledge Park directions and map, our team can send a marked route from your side of the city.
Embassy Knowledge Park is well connected to NH-44 through Chapparkallu Road. Kempegowda International Airport is around 14 kilometers away from Embassy Knowledge Park on the airport road. Nearest Landmark: I.T.C Factory, Tharahunise. So if you are looking for Embassy Knowledge Park near Kempegowda Airport, near KIA or near ITC Factory this is the same property.

Building and site requirements are consistent with Embassy’s Grade A portfolio. Full material and MEP sheet containing flooring, joinery, sanitaryware, electrical loads and air-conditioning details will be published at launch with RERA declaration.
A 10-foot floor-to-ceiling height in the apartments against the 9-foot corridor norm; two residential formats under one master plan; 8 apartment towers from G+6 to G+20; a villa enclave at low density, near 4.4 homes an acre.
The project pursues IGBC Green Homes Gold certification through measures that prioritise energy efficiency, water conservation, and improved indoor environmental quality. Solar-based hot-water systems and rainwater collection infrastructure support these sustainability goals.
Water treatment facilities, organic-waste processing systems, refuse-management provisions, and zero-discharge water planning form part of the development's essential operational infrastructure.
Security covers the township on three tiers, with CCTV and gate-level visitor management. Fire detection and protection run through the precinct, and lobbies are sized for peak-hour flow so each building reads as a hospitality arrival rather than a through-point.

Embassy Knowledge Park is more like a neighborhood than a set of individual blocks. Homes, offices, retail and hospitality are all under one master plan with meeting spots built out so an office worker gets to lunch, a gym and nocturnal retail without crossing traffic while a resident enjoys the precinct’s retail without leaving the gates. The result is a precinct walked to for daily needs, driven to for the town. Embassy Knowledge Park is an upcoming project that is open to EOI before public-launch pricing.

Devanahalli is today one of the important growth corridors in North Bangalore with Tharahunise/Bettahalsur pocket at its heart. The web and government data suggest that the average flat cost in Devanahalli will be approximately Rs 9,500 per sft in 2026, branded-luxury at Rs 12,000-24,000 per sft and villa-plot land at Rs 9,000-13,000 per sft. Key pockets have seen one-year appreciation of 10%-15%, with fast-moving projects up to about 30% and steady conditions predicted at 8%-15%, with greater headroom during the metro-commissioning and airport-expansion window. The corridor is still earlier along in its cycle than Hebbal or Whitefield
Micro-market figures are paraphrased from public property portals and market commentary; they are indicative and not developer-quoted.
Demand base: airport-corridor connectivity with a diversified employer base within about 10 km.
Constrained supply: integrated parcels above 100 acres on the airport belt are increasingly scarce.
Cycle stage: the corridor still sits earlier in its value cycle than Hebbal or Whitefield.

Embassy Knowledge Park North Bangalore is truly driving a significant shift. Led by the airport, infrastructural investment has converted the north of the city from a pass-through corridor to a residential-and-commercial address. The move is based on Devanahalli stretch. Embassy Knowledge Park is located in close proximity to aerospace, financial services & IT sectors in Tharahunise. Embassy Knowledge Park North Bangalore is not a fully priced market and is an early cycle entry for the purchasers.
Airport access: about 14 km to Kempegowda International Airport via the elevated expressway.
Transit: the upcoming Doddajala Metro on Phase 2B, around 7 km away.
Retail: Phoenix Mall of Asia, Forum 13 Degree North, and RMZ Galleria within a short drive.

Karnataka RERA registration applied for, no. posted on K-RERA website on issue. Sancition plan with BBMP/ BMRDA &Environmental clearance with KSPCB is under process. Pre-certified by IGBC for Gold Green Homes. The portal provides the authorized master plan, milestone timelines, financial closing status and unit level inventory upon registration. The statutory cover includes escrow segregation of buyer funds to the extent of 70%, quarterly construction disclosures, carpet-area pricing, five-year defect-liability term and time-bound possession with penalty limits.

The apartment buyer is usually a senior professional an NRI returnee or an investment. After land and solitude the villa buyer is most often an HNI or NRI principal. That is what allows the apartment ticket to unlock access to villa-grade facilities in the same guarded, amenity-rich precinct. There are 218 villas in a gated 50-acre core and 855 apartments in a 14-acre band. The two groups share a landscape and facilities base but not a front door.
The case turns on five pillars drawn from the project's own thesis, each structural rather than promotional.
Cross-cohort economics — a true ~200-acre work-live-play township spreads cost across commercial leasing, villa sales, apartment sales, retail and hospitality, so weakness in one cohort is cushioned by the rest.
Brand and operating lineage — Embassy Manyata, Tech Village, GolfLinks and TechZone — home to 200,000+ professionals — evidence a five-decade Grade A record that carries into this address.
Infrastructure tailwind — the elevated airport expressway, the Doddajala metro on Phase 2B, STRR and Peripheral Ring Road works, and the KIADB / IFCI / BIAL clusters all converge on the parcel.
Constrained supply — integrated parcels above 100 acres on the airport belt are scarce, and mixed-use approvals are slow and capital-heavy — township-scale supply cannot be repeated quickly here.
Pre-launch entry — entering at EOI, ahead of the formal launch and public-launch repricing, offers asymmetric upside for buyers, tenants and investors.
Historical launches in North Bangalore townships on returns have given cumulative uplift of roughly 25-40% from EOI commitment to possession for pre-launch allottees and the brand and ~200-acre scale place this project towards the higher end of that band. The A-class developers are getting 3.5-4 per cent per annum of property cost for semi-equipped home and 4-4.5 per cent for furnished home driven by corporate-leasing demand from aerospace, financial-services and IT clusters near roughly 10 kilometers. Typically the first release stage is followed by consecutive stages which rise 7-12% as the township de-risks.
The address is a major player in the branded luxury area within the competitive set of the corridor. Villas from Rs 23,500 a sft, far above the corridor average of Rs 9,500 a sft. Apartments at Rs 12,000-13,000 a sft are very much in the luxury bracket. The project is a mixed-use development of approximately 200 acres with Embassy’s Grade A operational lineage. It is a dual format of Villas and Apartments sharing a 40,000 sft clubhouse and 19 acres of lush open space. Both the components have IGBC Gold rating. Apartments include 10-foot ceilings. There will be a pre-launch entrance before public-launch repricing.
Return figures are indicative, drawn from market commentary and historical corridor patterns; they are not guarantees. Real-estate returns depend on entry price, holding period, market cycle and execution.
The scale/brand relationship has been the pull before launch. End users are worried about the 10-feet ceilings in the flats and the shared clubhouse and investors are worried about the appreciation record of the corridor and the entrance point before the launch. It is one of the most sought debuts in north bangalore airport region with its project material. We send along consumer questions and opinions as they come in. Formal reviews and ratings are submitted following occupancy so nothing here is placed as a confirmed rating.
Chapparkallu Road, in the Tharahunise / Bettahalsur belt of North Bangalore — Embassy Knowledge Park, Bangalore, on the Embassy Knowledge Park Devanahalli airport corridor, off NH-44 (Bellary Road). About 14 km from the airport, roughly 7 km from the coming Doddajala Metro. The map is on the location page.
Apartments from 2 to 3.5 BHK (1,333–2,249 sft); villas from 4 to 5 BHK (4,185–6,820 sft). Layouts are on the floor plan page.
Apartments at an EOI rate of Rs 12,000–13,000 per sft (about Rs 1.60–2.92 Cr); villas near Rs 23,500 per sft (about Rs 9.83–16.03 Cr). The price page holds the worked sheet.
Yes — Embassy Knowledge Park is a mixed-use development of around 200 acres holding homes, Grade A offices, retail and hospitality, with about 85 acres residential and roughly 115 acres reserved for commercial growth. Embassy Knowledge Park, Tharahunise, is an integrated township, not a single-use scheme.
It is in pre-launch with EOI open; a formal launch lands within 2026, apartments ahead of the villa enclave, and possession is targeted from 2030 onwards in phases.
A 40,000 sft clubhouse heads an indoor-and-outdoor set — pools, a gym, courts, a spa and a landscape walk across roughly 19 acres of green open space. The amenities page lists it all.
Karnataka RERA registration is in process; the number shows on the K-RERA portal once issued and ought to be verified before any commitment.
For an A-class developer on this corridor, gross yield runs about 3.5–4% per annum of property cost for a semi-furnished home and 4–4.5% for a furnished home.
Place an EOI for a priority number; at the RERA launch it converts to a booking, the agreement to sell signed against that number under a construction-linked plan. Begin on the contact page.
